What Does Our Home Inspection Cover?


Our Home Inspection Report

Our report provides you with up-to-date information regarding the condition of your home systems and components. Our inspections are not technically exhaustive, nor will we identify concealed conditions or latent defects. The systems inspected include:

Structural System

We probe a representative number of structural components where deterioration is suspected or where clear indications of possible deterioration exist. We do NOT required probe where this might result in damage of a finished surface or where no deterioration is visible. The home's structural components are the foundation and framing:

  • the foundation
  • the under-floor crawl space
  • the floor structure
  • the wall structure
  • the ceiling structure
  • the roof structure
  • the attic

Exterior

When inspecting the exterior of the home, we need access to all sides of the building and areas of the property. (Screening, shutters, awnings, and other seasonal accessories, fences, geological, geo-technical or hydrological conditions, recreational facilities, outbuildings, seawalls, break-walls, and docks, erosion control and earth stabilization measures are not inspected.) We examine:

  • exterior wall covering
  • flashing and trim
  • exterior doors
  • attached decks and balconies
  • stoops, steps, porches, and railings
  • accessible eaves, soffits, and fascias
  • vegetation, grading, surface drainage and retaining walls

Roof System

We inspect the roof system visually from the ground, and from the interior space available, such as the attic. (Antennas, interiors of flues or chimneys that are not readily accessible are not inspected.). The roof inspection includes:

  • roof covering
  • roof drainage systems
  • flashings
  • skylights, chimneys, or other roof penetrations

Plumbing System

Inspecting the plumbing system requires access to bathrooms, kitchens and basement areas. (We do not inspect clothes washing machine connections, wells, well pumps, or water storage related equipment, water conditioning systems, solar water heating systems, fire and lawn sprinkler systems, or private waste disposal systems. The report will not include information determining whether water supply and waste disposal systems are public or private, the quantity or quality of the water supply, or how to operate safety valves or shut-off valves.) We inspect the:

  • interior water supply and distribution systems including all fixtures and faucets
  • drain, waste and vent systems including all fixtures
  • water heating equipment
  • vent systems
  • drainage sumps, sump pumps, and related piping

Electrical System

Most remote control devices, the alarm systems and components, the low voltage wiring, systems and components, the ancillary wiring, systems and components not a part of the primary electrical power distribution system, measure amperage, voltage, or impedance are not covered in the inspection. We will inspect:

  • the service drop
  • service entrance conductors, cables, and raceways
  • service equipment and main disconnects
  • service grounding
  • interior components of service panels and sub panels
  • the conductors
  • overcurrent protection devices
  • a representative number of installed lighting fixtures, switches, and receptacles
  • ground fault circuit interrupters

Heating System

The heat exchanger, the humidifier or dehumidifier, the electronic air filter, the solar space heating system and the interiors of flues or chimneys that are not readily accessible are not inspected, nor do we determine heat supply adequacy or distribution balance. We will inspect:

  • installed heating equipment
  • vent systems, flues, and chimneys

Air Conditioning Systems

We will inspect any installed central and through-wall cooling equipment. Our report will describe the energy source and the cooling method by its distinguishing characteristics. (Electronic air filters are not inspected. We do not determine cooling supply adequacy or distribution balance.)

Interior

Paint, wallpaper, and other finish treatments, the carpeting, the window treatments, the central vacuum systems, the household appliances, or recreational facilities are not inspected. We will inspect:

  • walls, ceilings, and floors
  • steps, stairways, and railings
  • countertops and a representative number of installed cabinets
  • sampling of doors and windows
  • garage doors and garage door operators

Insulation & Ventilation

Insulation and vapor retarders will not be inspected to determine indoor air quality. We will inspect:

  • insulation and vapor retarders in unfinished spaces
  • ventilation of attics and foundation areas
  • mechanical ventilation systems

Fireplaces & Solid Fuel Burning Appliances

The interiors of flues or chimneys, firescreens and doors, seals and gaskets, automatic fuel feed devices, mantles and fireplace surrounds, combustion make-up air devices, heat distribution assists are not inspected. Also, we will not ignite or extinguish fires, or determine draft characteristics, or move fireplace inserts or stoves or firebox contents. We will inspect:

  • system components
  • vent systems
  • flues and chimneys
